Lots are generous, a great many are still flood irrigated, the trees are older than most of the houses, and the ranch houses sitting on them range from worth a careful addition to ready for a new custom home on the same lot. Building well on land like this is the work we like best, and our license covers the whole of it, from the first permit to the final inspection.
Arcadia is a neighborhood, not a city
That sounds like trivia until you go to pull a permit. Arcadia has no town hall of its own. Most of it sits inside the City of Phoenix in 85018, so plans, permits, and inspections run through the City of Phoenix Planning and Development Department. The eastern edge crosses into Scottsdale, which means two houses a few blocks apart can answer to two different plan review desks. If a property is on the Phoenix Historic Property Register, there is an added preservation review to clear before the outside of the house changes.
There is also no single homeowners association covering the neighborhood, though individual subdivisions and blocks carry their own covenants. Nobody is dictating what your new home or addition has to look like from one central office, which is a large part of Arcadia's appeal and a large part of why it reads so differently street to street. We confirm all of this at your actual address before we hand you a schedule.
What we build in Arcadia
Flood irrigation and old trees
Two things make an Arcadia lot what it is, and both can be ruined in an afternoon.
Arcadia was subdivided out of citrus groves watered off the Arizona Canal in the 1920s and 1930s, and a great many blocks still carry irrigation rights. If your lot floods on a schedule, grade and berms are not landscaping, they are infrastructure, and a new pad poured without accounting for them will send water where nobody wants it. The mature canopy that makes the neighborhood feel like the neighborhood is just as fragile. A machine operator who was never told which trees matter will make that decision for you.
So we plan the site work around the irrigation, the trees, and the neighbors before anything starts, and we tell you up front what can be saved and what honestly cannot. On a street this established, the way a job site is run for six months is its own kind of reputation, and it is yours as much as ours.
Arcadia Proper, Arcadia Lite, and the Biltmore side
Locals split the neighborhood, and the split is real once you start pricing work. The historic core under the mountain, generally east of 44th Street, is where the big irrigated lots sit and where a new custom home usually makes the most sense. West of 44th, lots are smaller and the math is different, and often the right answer there is an addition or a whole home remodel that keeps the existing footprint. Carry on west into the Biltmore area and the Camelback corridor and it is largely the same buyer with a different zip code. We work all of it.
