Build on your lot

Some families come to us with a lot they have owned for years and a folder of ideas. Others are closing on an infill lot in Arcadia or Scottsdale next month. Some are watching the growth around North Peoria and want to build before the neighborhood finishes filling in. In every case the first question is the same: what can this piece of ground actually hold, and what will it take to build it well?

We answer that before you spend real money on plans. Setbacks, utilities, grade and drainage, HOA and city requirements, and whether your budget and your wish list belong in the same house. If they do not yet, we will tell you, and we will help you get them there.

How building a custom home with us works

1. Lot walk and feasibility

   We walk the lot with you, or the one you are thinking about buying, and talk through what it can hold. Site conditions, setbacks, utilities, the rules that apply, and whether the numbers work. No pitch, just a clear read.

2. Plans and engineering

   An architect and engineer on the drawings, with us in the room so what gets drawn is buildable and on budget. Then a line-item estimate with allowances you can actually see, so nothing hides inside a lump sum.

3. Permits under our license

   Every permit is pulled under ROC #367703 and every inspection is on record with the city. Your home is built in the open, which is the only way we know how to build.

4. The build, communicated

   A draw schedule tied to milestones, one point of contact, and updates before you have to ask. When something changes, and on a custom build something always does, you hear it from us the same day with options and numbers.

5. The final walk

   We walk the finished home with you room by room. We are done when you cannot find anything left to fix, not when the last truck leaves the driveway.

Where a project calls for it, we partner with other contractors too, so every part of your home is built by people who do that part for a living. What you will never get is a rotating cast of strangers and a builder who is hard to reach. Shane brings five years of hands-on experience and one standard to every job.

If you love the location but not the house, we can build your new home on that same lot, and clearing the old one is simply part of the job.
