The two county thing
Queen Creek sits in both Maricopa and Pinal counties. Inside town limits your permit comes from the town either way, but which county your parcel records in matters for the paperwork around the build. Just outside town, parts of the San Tan Valley area now fall inside the new Town of San Tan Valley and parts are still unincorporated Pinal County, so the permit desk genuinely changes with the address. We confirm jurisdiction at your parcel before we price anything, because getting that wrong costs weeks.
Septic, sewer, and the lot itself
Out on the acreage, whether you are on town sewer or a septic system changes what an addition or a new home costs, and so does grading, drainage, and how far utilities have to run to get where you want the house. Those are the first things we look at, not the last. That is where the surprises live, and we would rather find them while it is still a conversation.
