Paradise Valley is a town of about fifteen square miles between Phoenix and Scottsdale, incorporated in 1961, with its own council, its own building department, and one zip code, 85253. That matters more than it sounds. A project here answers to the Town of Paradise Valley, not to Phoenix and not to Scottsdale, and a contractor who has not read the town's rules will learn them at your expense.

Most of the work available in this town is not a bare lot, it is a good house that has aged. A luxury home remodel here usually means opening the plan up to the view, redoing the primary suite and kitchen properly, and replacing systems that were installed a long time ago behind finishes nobody wants to disturb. We take that on as one contract with one schedule, and we would rather spend an extra week in planning than find the surprise after the drywall is off.

How the town permits

Most of Paradise Valley is zoned R-43, which means a one acre minimum lot, so setbacks, driveway placement, and where the house can actually sit are real design constraints rather than paperwork. Permits are submitted electronically, and separate applications are required for separate structures, so a ramada, a detached garage, or a sport court is its own permit rather than a line item on the main one. Parcels on and around Camelback and Mummy Mountain carry a hillside designation, and those go through the town's Hillside Building Committee before a building permit happens at all. None of that is a reason to avoid building here. It is a reason to plan the schedule around it honestly.
