Much of north Scottsdale sits under the city's Environmentally Sensitive Lands rules.
The Environmentally Sensitive Lands ordinance, ESL for short, exists to keep the desert looking like desert. On an ESL lot, part of the parcel is set aside as natural area open space that stays undisturbed, native plants get inventoried before anything is graded, and the house is placed around washes, slopes, and the plants worth keeping. None of that is a reason not to build. It is a reason to plan the house around the land from the first sketch. Here is what we sort out before you pay for drawings:
- How much of the lot can actually be disturbed, and where the natural area open space has to go
- The native plant inventory, and which saguaros and trees the footprint should work around
- Washes, drainage, and slope, which shape the building envelope as much as the setbacks do
- Height, massing, and exterior colors that fit the rules and the view you bought the lot for
- Utilities, and how far water, sewer or septic, and power have to run to reach the house
- A real budget and schedule that include plan review time, not a number that ignores it
How a Scottsdale build actually goes
Scottsdale runs its own One Stop Shop for planning and development, and new permit applications go in through the city's digital plan submittal rather than across a counter. Plans get reviewed across five disciplines, planning, building, engineering, stormwater, and fire, so a new home can pick up comments from more than one desk. We prepare and file the submittal, answer every round of comments, and schedule each inspection through final, and we build that review time into the schedule we hand you instead of discovering it later.
