The neighborhoods close to the university, Maple-Ash, Hudson Manor, Mitchell Park, University Park, are among the oldest in the city, and the lots there are why people stay: mature trees, walkable streets, the campus and Mill Avenue a bike ride away. The houses on them are a different story. Small footprints, low ceilings, a one car carport, and seventy years of somebody else's additions. A well planned addition or a second story can give you the room without giving up the lot you love, and a whole home remodel can fix a floor plan drawn for another era. When a house truly has nothing left to give, a new custom home on the same lot is on the table too, and we will tell you which one you are looking at before you spend money on drawings.
South of Guadalupe and Warner the lots get larger and the houses newer, and the conversation shifts. In Warner Ranch, The Lakes, and the semi custom pockets down there, an addition, a second story, or a full whole home remodel is often the right call, because the structure is fine and the floor plan is the problem. We are licensed for the structural side, so a wall that is holding up the roof is a beam and an engineer, not a dead end.

Tempe's Community Development Department handles building safety through its Permit Center, and residential submittals are done entirely online through the Tempe Citizen Access portal, from plans to fees to inspection scheduling. Smaller single family projects can qualify for over the counter review, which shortens the calendar. A second story or a larger addition usually does not, and we build the full review time into the schedule we hand you rather than discovering it later. We do the filing, we book the inspections, and you get told where things stand without chasing anybody.
